1. You have the right to be represented by a real estate agent, under an exclusive right to represent buyer agreement or otherwise, to act on your behalf and to protect your best interests.

2. You have the right to investigate and purchase any/all properties that you wish, without discrimination by a Seller on the basis of your race, color, religion, handicap, familial status, or national origin.

3. You have the right to complete disclosure of all material facts pertaining to the property you select  including, but not limited to, water and sewer information, property condition, utility information, seller's ability to perform and hazardous materials.

4. You have the right to request, from the seller, any available information regarding the previous year's property taxes, maintenance and fuel costs.

5. You have the right to request and receive a comparative market analysis for the properties in which you have an interest, prior to making an offer.

6. You have the right to receive a copy of all contracts, agreements and amendments, prior to signing, and to have those documents reviewed by an attorney.

7. You have the right to select any lender you wish to finance your purchase and to receive full disclosure from that lender regarding the type and term of the loan and the true cost of the loan and all charges for the processing of that loan.

8. You have the right to inspect the property's systems and to choose the person or company that will perform those inspections on your behalf. This includes, but is not limited to, inspections for wood destroying insects, mechanical systems, and radon.

9. You have the right to complete a final walk through of the property you are purchasing to ensure the property is in the condition you expect prior to closing.

10. You have the right to insure your home with any insurance company you choose that is acceptable to your lender.

11. You have the right to purchase title insurance to protect your interests in the property from any company you choose.

12. You have the right to purchase a home warranty program from any provider of you choose.

13. You have the right to select the any attorney you choose to handle the closing of your property.

14. You have the right to review the Settlement Statement provided by the closing attorney prior to closing.
